GTA and Toronto Real Estate Statistics – Mid-Month June 2014

June 17, 2014 - The residential resale sales figures reported today by the Toronto Real Estate Board for the 1st 14 days of June were once again strong in terms of both number of sales and average prices.

TREB reported 1,835 sales of residential properties in Metropolitan Toronto in the first two weeks of the month, up 16.6% from June, 2013's 1,574. In the rest of the GTA there were 3,103 sales, up 8.4% from last year's 2,863. Overall totals including both areas were 4,938 sales, up 11.3% from last year's 4,437.

The average selling price in Metro Toronto was $644,115, up 9.8%, and $545,427 in the rest of the GTA, up 7.7%. Overall, that average price came in at $582,100, up 8.6% year-over-year.

While those "Total Number of Sales" and Average Sale Price" figures were quite strong for all areas and for all home types, the strongest growth in number of sales was in the Detached and the Townhouse groups within the 416, both up 23.7% year-over-year.

Board President Diane Usher noted that the number of New Listings was up year-over-year [+12.1%]. As noted here previously, however, this statistic has become less relevant as a result of the increasingly common practice of terminating listings and re-writing them as "New", often coincident with an adjustment to the asking price. The more relevant figure, in our opinion, is "Total Active Listings" which TREB does not include in the mid-month statistical reports. [In June, 2013, with neither sales totals nor average prices as robust as they were in the 1st half of this June, that "New Listings" figure actually fell about 1%]. Watch for the full month figures to be posted here in a couple of weeks or so...
