GTA and Toronto Real Estate Statistics - September 2013

October 3, 2013 - The Toronto & GTA real estate market continued to roll along in September, according to the sales figures released today by the Toronto Real Estate Board. The 7,411 residential units sold represented a 30% increase versus September, 2012. All housing types - in both the 416 and the 905 - showed strength.

In fact, virtually the only numbers that "dropped" were those that reflect a tightening of market conditions: "New Listings" and "Active Listings" - the former down 1.3% compared to this time last year; the latter down 6.6% - along with "Days on Market", which dropped from 29 to 27.

Specifically, there were 972 sales of Detached homes in the 416, averaging $856,169 - up 31.7% and up 10.2% respectively versus the year-earlier month. In the 905, those figures were 2,717, up 34.6%, and $608,866, up 7.1%, respectively. Combining both areas, Detached sales rose 33.9% and Detached prices rose 7.9%.

Sales of Condo Apartments continued to rebound from several soft months earlier in the year with 1,203 units sold in the 416, up 31.5%, and 467 sales in the 905, up 22.3% year-over-year. Prices, however, fell 3.7% to $363,149 in the 416. They were up 2.9% to $290,239 in the 905. Overall, Condo Apartment sales rose 28.8% - but prices were off 1.8%.

Combining both the 416 and the 905, and all property types, the number of residences sold rose 30.3% year-over-year, while average prices rose 6.5%.

Total active listings of 20,194 divided by total monthly sales of 7,411 indicates a "forward supply" of 2.72 months of inventory.
