GTA and Toronto Real Estate Statistics - March 2013

April 3, 2013 - The Toronto Real Estate Board today released it's statistics for March, 2013: The Trend Continues...softening in terms of unit sales, but with continued strength in prices compared to the year-earlier period.

The number of residential units sold was down in all areas and for all housing types - and the softening was relatively consistent across the board. Generally, the opposite was true of prices: Up in all areas and for all types...though prices rose to varying degrees, depending on area.

Sales of detached homes in the 416 were off 21.6% and in the 905 off 16.4%. Condo apartment sales were off 18.7% in the former and 17.8% in the latter.

Prices for detached homes rose 2.8% to $846,828 in the 416, and 5.4% to $592,265 in the 905. As for the condo apartments, prices rose 2% to $367,595 in the 416 and were up 1.3% to $278,984 in the 905.

As was the case in February with 2012 being a leap year, there was one less "business day" in March with the Easter Holiday falling early.

New listings coming onto the market were down 9% year-over-year but, with lower unit sales numbers, the total number of active listings was up 8.7%.

Detached: 1.87 months [1.37]
Condo Apartments: 3.42 months [2.59]
905 -
Detached: 2.71 months [1.65]
Condo Apartments: 4.24 months [2.35]

Overall Detached = 2.38 months of inventory available, vs. 1.72 months a year ago.
Overall Condo Apt = 3.46 months vs. 2.56 a year prior.

The average time to sell was 24 days on the market, vs. 21 in March, 2012.
