GTA and Toronto Real Estate Statistics - April 2013

May 3, 2013 - Statistics released today by the Toronto Real Estate Board for the month of April, 2013, reflected a stronger market than the previous months in that the trend of falling unit sales slowed considerably.

In February and March, for example, the total number of homes sold fell 15.4% and 17.3% respectively, compared to the year-earlier periods. Prices rose 2.1% and 3.8% repectively.

In April, the decline in the number of units sold slowed to just 2.1% versus April, 2012 [9,811 this year; 10,021 in April, 2012]. Average price rose 2.0% from $515,888 to $526,335.

Sales of detached homes in the 416 were off 11.8% versus last April, though they were off 21.6% in March on a year-over-year basis. In the 905, sales of detached homes rose 2.5%.

Sales of condo apartments saw the strongest rebound, falling only 3.1% year-over-year - but that decline had been 20.2% in February and 18.4% in March.

Average prices for detached homes: $852,090 in the 416, up 2.5%, and $588,784 in the 905, up 2.2% year-over year.

For condo apartments, the average price figures were $379,266 in the 416, up 5.6%, and $273,832 in the 905 - off 5.9%.

New listings coming onto the market were up 10.9% versus last April, and total active listings were up 13.5% - a trend which, if it continues, should result in softer sale prices as buyers have more properties to choose from. The 9,811 units sold versus 20,866 total active listings indicates a relatively balanced market with a supply of 2.13 months of inventory available.

The average time to sell a home rose from 21 days last April to 23 days this April.
